Common questions
Who can live at Canopy Grove?
The development consent allows the villas to be lived in by people aged 60 or over or people who have a disability, and the people who live in the same household with them. Only one member of the household needs to qualify. A restriction to this effect will be registered on the title before the villas are completed.
What counts as a disability?
It is broad. It includes people who use a wheelchair, walker, cane or other mobility aid, and people with vision or hearing impairment. It also covers less visible conditions such as chronic pain, Parkinson's disease or fibromyalgia. If you are unsure, ask us and we will check with our access consultant.
Are the villas NDIS Specialist Disability Accommodation (SDA)?
No. The villas are built to adaptable housing standards but are not designed or enrolled as SDA. They are homes for sale, bought with your own funds, a settlement or a home loan.
Can a compensation, insurance or super payout be used?
Yes. The villas are sold on the open market, so they can be bought with your own funds, including a personal injury or workers compensation settlement, an insurance payout or a TPD superannuation benefit. Your lawyer, trustee or financial adviser can help you work out how a purchase fits your settlement. If you receive ongoing support from icare or a workers compensation insurer, ask your case manager whether modifications such as grab rails can be funded.
What do I need to pay now?
A 5% deposit at exchange, or a deposit bond in its place. The balance is due at settlement when the villa is complete.
When will the villas be finished?
The build takes about 12 months from the start of construction. Contact Chapman Real Estate for the current timeline.
Can I see the site and the plans?
Yes. Contact Chapman Real Estate Springwood to arrange a site walk and to see the floor plans.
